LBYD has designed numerous projects with a fast track delivery schedule. Fast track means beginning construction before the construction documents are complete.  Portions of design and construction proceed simultaneously. Our understanding of the fast track delivery process helps the project team successfully complete the building at an accelerated schedule.  Fundamentally understanding how a compressed schedule can benefit the Owner is key to the end user satisfaction. Fast track projects require experienced team members with the ability to make early, competent decisions.  Normally, in non-fast track construction, the foundations are designed after the upper structural framing is complete. However, the design process is reversed to some extent for fast track to allow the foundation design to be completed before all aspects of the upper levels are finalized.

Coordination and understanding the needs of the architect and other consultants is a necessity.  Responsiveness from the team members combined with continual communication with the contractor is required because of the reversed nature of the design process.
