Fast Track

 

LBYD has designed numerous projects with a fast track delivery schedule. Fast track means beginning construction before the construction documents are complete.  Portions of design and construction proceed simultaneously.  The fast track delivery process helps the project team successfully complete the building at an accelerated schedule.  Fundamentally understanding how a compressed schedule can benefit the Owner is key to the end user satisfaction. Fast track projects require experienced team members with the ability to make early, competent decisions.  Coordination and understanding the needs of the architect and other consultants is a necessity.  Responsiveness from the team members combined with continual communication with the contractor is required because of the reversed nature of the design process.  There are two structural packages that can commonly be issued in a fast track manner, Foundation Package and Superstructure Package.

Building sites with complex foundations (deep foundations) can benefit from early release of a Foundation Package.  Often the Foundation Package can be issued for construction soon after the complete design package has reached a Design Development or approximately 50% complete stage.  Advance information at this early stage is required from the project team for proper coordination of foundation construction.  Normally, in non-fast track construction, the foundations are designed after the upper structural framing is complete. However, the design process is reversed to some extent for fast track to allow the foundation design to be completed before all aspects of the upper levels are finalized.

The second common structural package that can be issued in a fast track manner is the building superstructure or primary frame.  Often the building superstructure can be issued with a complete building shell package.  For a structural steel project this early package allows the contractor the ability to begin work with a steel fabricator in advance of the complete design package.  The building superstructure or shell package can often save weeks of time in the overall project schedule.
